Pag-IBIG Fund Supports Neo-Calapan Realty Corporation

Conveniently located along the Strong Republic Nautical Highway, the residential-commercial development is a joint project between Neo-Calapan Realty Corporation and Filipiniana Resorts Development Corporation. It is set to offer housing units in three communities catering to all market segments: Narra Village composed of single detached and duplex units, Molave Village featuring townhouse units, and Acacia Village, currently undergoing land development for affordable row houses.

Neo Calapan’s residential area also includes a clubhouse featuring a basketball court, tennis court, indoor badminton court, swimming pool and function hall.

Making up the commercial zone is Neo Calapan Mall, Mindoro’s largest and only first-class shopping mall now undergoing construction. It will feature major anchor stores of Robinsons Group namely Robinsons Supermarket, Department Store, Appliance Store and Handyman Do-it Best Home Center plus spa and wellness center, games and amusement arcade, cinemas and more. The 2-storey shopping center is projected to heavily stir business activities in the city and encourage tourism in the province.

Aside from its residential and commercial areas, Neo Calapan will also house an I.T. techno park, and the Regional Government Center (RGC) of Region IV-B.

Supported by Pag-IBIG

For homebuyers, acquiring a unit within the self-contained community that is Neo Calapan will be easy and convenient, with Pag-IBIG Fund set to create a special lending window for LGUs. The lending window will entertain LGUs’ loan applications for their employees as well as residents who are certified Pag-IBIG members, according to Binay.

This will certainly benefit Neo Calapan homebuyers due to the shelter units’ cost efficiency and the facilitation of their loan applications. This group of buyers includes employees of regional government agencies relocating from Manila as a result of Calapan City’s selection as regional government center (RGC) of Region IV-B or MIMAROPA. Neo Calapan has been chosen as site of the RGC, allocating a portion of the prime property for the hub of government offices.

The creation of a special lending window for LGUs is one of Pag-IBIG’s recent measures to upgrade its lending schemes and enable more Filipinos to purchase their dream homes in the light of current problems besetting the agency.

Aside from the new lending scheme, Pag-IBIG’s low interest rates and extended repayment period will also facilitate the process of home acquisition for the buyers.

Neo Calapan Mall brings Robinsons Retail Group to Oriental Mindoro

Calapan City will soon play host to Mindoro’s largest and only first-class shopping establishment, Neo Calapan Mall, to house anchor stores from a giant in the Philippine retail industry – the Robinsons Group.

Construction is now on the upswing for the two-storey structure, the newest addition to the province’s numerous attractions because of its modern shopping amenities and the novelty it brings. As the centerpiece component of Neo Calapan, the much-awaited 60-hectare residential-commercial hub rapidly taking shape at the heart of the city, Neo Calapan Mall is a trailblazing concept.

It brings to Oriental Mindoro the Robinsons brand of shopping, with its seal of quality, efficiency and convenience. Though there are other places of shopping and recreation around the province, Neo Calapan Mall is a notch higher as it will house Robinsons’ signature stores, namely Robinsons Supermarket, Department Store, Appliance Center and Handyman Do-it Best Home Center.

Aside from these, spa and wellness centers, games and amusement arcade, and two 150-seater cinemas, among others, will also operate inside the mall, offering entertainment and recreation. These establishments are expected to turn shopping and relaxation into a first-class experience in the province, providing Mindoreños a taste of the urban lifestyle.

With the presence of a first-class mall, Neo Calapan homebuyers will relish living in a self-contained community, where residential, commercial and office centers are located near each other and therefore very accessible, thus resulting to less stress, less time wasted, and more bonding time with family, friends and associates.

Interview with Rodel Briones

Rodel Briones, an employee of the Provincial Government of Oriental Mindoro, admires the touches of modern innovations found in Neo Calapan. Briones, a Calapeño who moved to Canada in 2006 and lived there until 2008, came back to the country to take care of his parents. He scouted for a new place and visited Neo Calapan for the first time in December 2009. What he saw was the ideal address for him and his parents.

More than the modern elements present in the property, Rodel values Neo Calapan’s cleanliness, plus sense of comfort and security. He also likes the idea that his place of work is merely a five-minute drive from his townhouse in Molave Village.

His parents relish life at Neo Calapan as well. The couple takes daily strolls around the premises, dances at the clubhouse, swims, and engages in other activities as well. "And now," adds Rodel, "the whole family is excited about the opening of Neo Calapan Mall!"

However, he stresses that for the Brioneses, cleanliness and security are the major pre-requisites to a happy and fulfilling life at Neo Calapan. "Cleanliness of the entire compound must be continuously observed as stated in the contract," Rodel stresses. "The same goes for security. There must be control measures in connection with visitors to the property," he adds.

At present however, Rodel affirms that Neo Calapan is well taken care of – enough reason for him to encourage relatives and friends to purchase a home within the 60-hectare complex. "We encountered minor problems at home when we moved in but these were quickly and easily resolved by the management through dialogue and immediate action," reveals Rodel. "Indeed, I believe my money is well invested in Neo Calapan. Because of this, I am proud!"
